This month’s Capital Area Realtor outlined some healthy signs for the real estate market in its DC Market Report. The overall market has shown increases in contracts and decreases in inventory compared to last year. While the overall market seems to be recovering, the improvements have happened in the condo and coop market, and there is still some concern for the single family market which has seen a 5% decline in new contracts from last year in July and a 2% rise in inventory.
The new contracts for condos and coops reached a record high in July and the number of listings is 16% below what it was last July. Combined sales of single family homes and units were even with July of last year and year to date sales are actually 1% higher than last year and the inventory has also declined. Additionally we have seen average and median prices in DC continue to move upward.
